Two of New York’s top real estate markets, Brooklyn and Manhattan, have consistently offered investors higher rates of returns and 2019 was no different. With limited inventory at lower price points and increased transfer taxes at the high end, buyers in Brooklyn were much slower to buy at the beginning of last year, but, by the end of the year, we saw prices and inventory increase and buyers finding the properties they wanted, albeit at higher than average prices.
At the same time, Manhattan’s real estate market was more stable throughout the year with prices signifying a buyer’s market. Unsurprisingly, however, more supply, a “wait and see” approach to lower prices, and anxious sellers had a negative effect on Manhattan’s luxury market, which saw sales over $5M drop 41%.
